Are there specifications for homes built at The Arbors?
The Arbors has created architectural standards to ensure all homes harmoniously blend into the wooded landscape. You may select a builder and architect of your choice, though the selections must be reviewed by The Arbors Design Review Committee.
Other specifications:
- A single-family home at The Arbors must be no less than 4,000 square feet.
- Garage can be either attached or detached but must hold no less than two cars.
- Pools must be in-ground.
- Basketball goals are allowed but must be permanently affixed to the ground.
How soon can I start building after I purchase a homesite?
The Arbors is ready to welcome you home. Construction must begin within 24 months of purchase and must be completed no more than 24 months after the start of construction.
Are animals allowed at The Arbors?
Dogs, cats and other usual household pets should not exceed five of the same type of pet.
Up to 15 chickens are allowed in a coop or fenced-in area. No roosters permitted.
The following homesites are eligible for horses: 105, 106, 109, 110, 204, 207, 213, 214, D1, D2. Horses are not allowed on the trails.
Is renting allowed at The Arbors?
Long-term rentals are allowed at The Arbors. Short-term rentals, less than 1 year, are prohibited.
Is there an HOA at The Arbors?
Yes, there is a HOA at The Arbors to cover the maintenance of the common areas, roads, gates, fencing around the property and the trails. The HOA fee ranges from $500/month to $600/month depending on the homesite location.
What amenities are available?
The Arbors offers homeowners access to over 5 miles of professionally built hiking and biking trails. Additional amenities are in the works as part of the community’s Poplar Commons area, including the open-air gathering place known as the Poplar House, a community firepit and a pickleball court.
What utilities are available at The Arbors?
Underground utilities are already established on each homesite. The homesite will have public water through H.B.&T.S. Utility District and electricity with Middle Tennessee Electric.
Each homesite will need its own septic tank installed as the sewer source.
Fiber internet is available at The Arbors with United Communications.
